Mandate for a Belgium investment bank

Bristlecone Real Estate was appointed to assist a Belgium investment bank to grow its real estate practice in France and in Europe. Bristlecone Real Estate sourced new mandates and worked on the execution of existing mandates. Bristlecone introduced a number of new clients to the bank and for instance worked on an existing mission of restructuring of the debt of a hospitality Group.

Financing mandate for an International Group

Bristlecone Real Estate was appointed by an international group to identify the debt for the financing of the acquisition of a portfolio of assets. Bristlecone after having spoken to ca 70 lenders identified the bank offering the best financial terms. The deal closed before the summer of 2022.

Maxime, already President of Nuveen Real Estate France, has extended his directorships to the 20 Real Estate companies holding the French assets of Nuveen.

Nuveen, the investment management arm of TIAA, is one of the largest investment managers in the world with $930 billion in assets under management in total and $125 billion of Real Estate assets under management.

Earlier this year, TH Real Estate was renamed and rebranded as Nuveen Real Estate.

FRENCH FAMILY OFFICE REAL ESTATE PORTFOLIO

Bristlecone was appointed together with two other partners by a French family office to advise on the strategy for their real estate portfolio. The portfolio includes ca. 70 assets, primarily retail, located in the Greater Paris region and the South of France, for a total value of in excess of EUR100 million.

The assignment consisted in determining whether each asset should be held or sold based on a detailed review of each property together with its micro-environment (competition, type of lease, turnover, catchment area, location, size of the asset ect).

Alongside this analysis Bristlecone and its two partners were asked to make propositions as to how the sales proceeds could be re-invested in the market.

The partners also assisted the client with determining a portfolio strategy (including for instance sector, geography and risk profile targeted allocations, return expectations, LTV, appetite for distribution).

The Client is now considering appointing Bristlecone and its partners to assist with the execution and implementation of the strategy as defined above. This would in particular comprise managing the disposal of the assets targeted to be sold.

Paris La Defense Real Estate

LA DÉFENSE, PARIS FRANCE

Through one of its partners, Bristlecone Real Estate (BRE) was appointed by the French government to work on the merger of the two companies managing La Défense business district (Epadesa and Defacto).

BRE’s assignment was to value both companies. Epadesa is the company in charge of managing and selling La Défense land to developers, whereas Defacto is in charge of managing the business district’s common areas (parks, pedestrian areas, etc.).

BRE’s work focused on running a model with cash flows enabling value assessments of both companies.  It also provided an analysis of the development pipeline of La Défense business park.

Investment properties in Leipzig

Bristlecone Real Estate (BRE) worked on advising a family office on the best use of a plot of land in downtown Leipzig.

After considering developing the plot and building residential it was decided to dispose of the asset to benefit from particularly attractive market conditions. This decision was reached in the light of BRE’s detailed report, which included the various scenarios and available options, and highlighted their respective pros and cons.

Throughout the sales process BRE assisted the family office step by step. It selected a local agent and negotiated their contract, monitored the agent’s work from marketing materials to selection of the best bidder, managed the due diligence and the advisors (legal, tax and notary in particular), negotiated the sales and purchase agreement and handled the entire process through to completion and signing.

The price obtained was nearly twice above the initial expectation.
